From Empty to Rent-Ready in 12 Days

A landlord in Peterborough called us after his outgoing tenant left the property in no state to show to anyone, let alone a new tenant. Damaged wallpaper in the hallway, radiators pulled off the walls, carpets torn up, a kitchen that had taken a genuine beating, and windows loose enough to be a safety concern. The kind of job that usually means calling five different tradespeople, chasing five different schedules, and hoping they don't trip over each other.


Instead, the landlord made one call to Ambleside.


As the work required extra attention, the property needed to be refreshed from start to finish, project managing the expectations is what Ambleside Property management were instructed to do, and the delivery collectively was a pleasure.


The Problem

The property needed more than a clean and a coat of paint. Every room had been left with grease-stained walls that wouldn't take fresh paint without proper prep. The windows had loose handles and hinges throughout, which meant more than a cosmetic issue: an unsafe property doesn't get let, and it doesn't pass an inspection. The kitchen had smashed sections, damaged cabinet trim, and a build-up of grime on the panels above the hob. The bathroom needed new trims and a refreshed shower and basin. And every day the property sat unfinished was a day of rent the landlord wasn't earning.


What We Did

Basel and the Ambleside team took on full project management, coordinating our approved contractors so the right trade was on site at the right time, in the right order.

The hallway wallpaper, old radiators, and carpets came out first. Because the walls had been left greasy, we primed and treated them with a stain-blocking sealant before any paint went on, otherwise the new paint wouldn't have held. Once that was done, we repainted the entire property.


Every window in the house had loose handles and hinges. We realigned and refitted all of them, closing off what had been a genuine safety risk.


The kitchen was the trickiest call. It would have been easy to justify ripping the whole thing out and starting again, but that meant more cost and more time for the landlord. Instead, we fitted new worktops, a new sink and tap, and replaced all the trim around the cabinet units. We fitted an aluminium sheet under the sink to protect the cabinet from future water damage, added new kickboards, and replaced the grease-damaged panel ends above the hob. The result: a kitchen that looks and functions like new, at a fraction of a full refit.


In the bathroom, we fitted new trims around the shower, a new shower kit, new mixer taps for the basin, and resealed around the basin.


New carpets went in throughout the rest of the property.


The Outcome

Twelve days from start to finish. That's the number that matters most to a landlord: every day a property sits empty is lost rent, and this landlord was back on the market fast, with a property that met rental standards from the hallway to the bathroom.
