Preparing a Peterborough Property for Sale, Room by Room

A property owner in Peterborough came to us with a different kind of brief. Having previously let the property out, they were now getting it ready to sell and wanted it presented in the best possible light for viewings. That meant addressing the things that quietly put buyers off: a tired kitchen, dated finishes, scuffed paintwork, and flooring that had seen better days.

Ambleside Property Maintenance project managed the full refurbishment, coordinating our Ambleside Approved Contractors across every trade so the owner had one point of contact from start to finish.

Scope of Works

Kitchen - Rather than recommend a full replacement, we assessed the existing kitchen and identified where targeted work would give the best return. This meant replacing the kickboards, plinths, pelmets and cornices, reskimming the ceiling, and laying new flooring — giving the space a genuine lease of life without the cost of a full re-fit.

Bathroom - The bath panel was replaced, all plumbing was checked and confirmed in good working order, and new vinyl flooring was laid throughout.

Decoration - The entire property was repainted top to bottom using Farrow & Ball paint, as requested, for a premium finish designed to hold up under the scrutiny of viewings and last well beyond them.

Flooring - New flooring was laid throughout the property, creating a consistent, plush feel from the moment potential buyers step through the front door.

Finishing Touches - New blinds were fitted throughout, giving privacy while the property stood empty ahead of sale.

The Result

By focusing spend where it would make the most difference — rather than a blanket strip-out and refit — the property was brought up to a market-ready standard efficiently and cost-effectively, with every trade coordinated under a single project. The work was managed and coordinated by Ambleside Property Maintenance and completed within a swift turnaround of just 3 weeks, allowing the owner to get it listed on the market without significant delay.
